First, trying to anticipate the housing market is impossible- even for us experts. While there are industry trends and related news reports, each person’s buying experience is specific to their circumstances. The same goes for selling a home. The best time to buy any property is when you find your perfect house and you can afford it. Don’t worry about markets as much as fulfilling your needs within your budget.
Second, consider the neighborhood vs. your needs vs. future financial potential. I will always encourage buyers to drive by the house at all hours of the day. This way you can see what’s happening in the neighborhood. Make the commute from the house to your place of employment to make sure it is something you can deal with on a daily basis. Oh, and drive it during your time to and from work. Traffic in California is bad in general. You don’t want an 18 mile commute to surprise you with an actual 90 minute driving time in the morning. You should also find out how far it is to the nearest grocery store and other lifestyle services. Even if you don’t have kids, research the schools because it affects the value of your home in a very big way. And hey, life is always full of surprises!
