Whether you are moving up, downsizing, looking for a condo, a house or a penthouse, getting your home on the market can be complicated. Moving brings a new chapter into our lives and I am here to help you through the process to minimize the hassle it comes with until your home is sold. Let’s me walk you through the most important tasks we need to do in order to get your home ready for market and into the best possible shape.
Step 1 - Get your home in order
First we need to make a reasonable assessment and repair and do some serious maintenance around the house. If you are not comfortable doing it yourself I can refer you to some of the best Home Inspectors in the area who can do the work for you. It is important that we know the clear facts about your home before showing it to any potential buyer. If they find something is out of place or the house does not feel safe and sound they might quickly start looking elsewhere.
Step 2 – Use the buyer’s eyes
Yes, walk around the house and act like a buyer. If you cannot stay objective ask a friend to do this exercise for you. What stands out that might be an eyesore to a buyer? Look at the following:
- Exterior paint
- Front door
- Garage door
- House numbers
Step 3 – Curb Appeal
What first impression would you want potential buyer’s to leave with? I have wrote an entire blog post about Curb Appeal because it is that important. Make sure you read my post and follow everything I outlined so that buyers will leave with a good taste in their mouth after seeing your home. Let your home stand out, clean it and then keep it clean and organized.
Step 4 – De-clutter
I understand that all your family pictures displayed, your knick-knack you collected over the years are the exact mementos that make your home a home. However when you decide it is time to sell you have to get into the selling mode 100%. This means everything that is dear and close to you needs to be de-cluttered and organized. Yes, you will feel that your home all of a sudden feels barren and cold a bit. Yet we need to do this in order for those walking through your door to see themselves living there instead of feeling they are invading your personal space. Remember I have been doing this for a long time and I know the emotional state of both sellers and buyers. Let me guide you through this step so we can focus on the main task – selling your home.
Step 5 – Pricing
This is a tough one. Obviously both you and I want to get the most for your property, however we need to look at hard facts and numbers to make sure we price your home right. many sellers are trying to price their home based on the amount of money they need to get out. This will not work. I will give you a detailed market analysis and will show you what the right pricing is for your home. To maximize your sells price it is important that we list your home at the correct price. Price a home too high and buyer’s will not even going to look at it. Make this mistake and your house will sit on the market while other well priced homes will find their new owners. Remember buyer’s are very educated about house values these days.
Step 6 – Showing your house to the world
Once we complete step 1 through 5 we will be ready to show your home to the buyers. Although it seems that up until this point we have already been working very hard we cannot stop here. You will have to keep your home clean and tidy at all times because you never know when a potential buyer want to come and take a look at your property. When you have a showing scheduled make sure you turn on the lights, open your drapes and blinds and even set out some freshly baked cookies for all to smell the feeling of home.
Step 7 – Offers/Negotiating
As your listing agent I will show you all offers we receive even if I think they are not good offers. Usually we have about 24 hours to respond and we can do so in various ways. You can accept the offer, reject it or make a counteroffer. Whichever you decide on I will be representing you all the way. I have decades of experience in negotiating and my priority will always be you, the seller.
